Verandahs
A verandah is the rare home improvement that pays you back every single weekend. Shade in February, shelter in July, and a genuine extra room without the cost of building one.
What we actually do.
We design and build verandahs to the house — flat, gable, dutch gable and curved profiles, freestanding or attached, insulated panel or Colorbond® sheet. Every one is measured on site and drawn before it's built.
Insulated roofing panels are worth asking about: they cut the radiant heat coming through in summer dramatically, and they take the drumming out of rain on steel so you can still hold a conversation underneath.
What's in the quote.
Every one of these is written into your fixed quote before work starts, so there is nothing to argue about at the end.
- Made-to-measure design — Sized and pitched to your house and the way you'll actually use the space.
- Insulated panel option — Cooler in summer, quieter in the rain, and finished underneath.
- Engineering and certification — Certified for SA wind loading, documentation included.
- Council approval assistance — Prepared and lodged on your behalf.
- Colorbond® colour matching — Roofing, gutter and trim matched to the house.
- Integrated lighting provision — Cable runs and mounting points set out for downlights and fans.
- Gutter and stormwater — Runoff taken away properly rather than dumped at the slab edge.
- Blind-ready structure — Framed so Ziptrak® outdoor blinds can be added now or later.
The same five steps, every job.
You always know what is happening next, what it costs, and who will be on your property.
Free on-site assessment
We come to the house, get up on the roof or into the space, and photograph what we find. You get shown the actual condition of your home, not a sales pitch.
Design and fixed written quote
For carports and verandahs we draw it in CADD and give you a 3D visualisation. For every job you get a fixed written quote with the scope and inclusions spelled out.
Approvals and scheduling
Where council approval or engineering certification is needed, we prepare and lodge it. Then we book a start date and tell you what to expect each day.
Installation by our own crew
Licensed trades, on site when we said, working to the quoted scope. If anything unexpected turns up we stop and speak to you before proceeding.
Final inspection, clean-up and warranty
We walk the job with you, sweep every fixing off the driveway, and hand over your written materials and workmanship warranties.
Verandahs — answered.
Straight answers to what people ask us most about this particular job.
Flat verandahs are lower cost and sit neatly under existing eaves. Gables give more height, more light and more presence. We'll show you both in 3D against your house.
For anywhere you'll actually sit in summer, almost always. The temperature difference underneath is immediately noticeable, and the rain noise reduction alone convinces most people.
Yes — and we build with that in mind. Tell us at design stage and we'll set the structure up so Ziptrak® blinds can be fitted whenever you're ready.
Typically two to five days on site once approvals are through, depending on size and whether footings are involved.
Other things we do.
Bundling work while the crew is already on site is almost always cheaper than doing it separately later.

A free on-site assessment, photographs of what we actually find, and a fixed written quote. No pressure and no obligation — even if the answer is that your roof is fine for now.
